Perched above False Creek, the Aqua Vista Penthouse is a reimagining of West Coast luxury—one that merges modern Art Deco elegance with deeply considered sustainability, accessibility, and long-term well-being. This renovation was guided not simply by aesthetics, but by the belief that “aging-in-place” and downsizing are about honoring continuity: embracing new chapters surrounded by beauty, comfort, and connection. The result is a luminous, future-ready home designed to support its residents through every stage of life.



A calming, neutral palette grounds the space with clarity and serenity, supporting circadian balance and mental wellness. Natural light is embraced as a defining architectural element; open layouts, reflective finishes, and layered illumination ensure the penthouse remains bright from morning to evening. A circadian-aligned smart lighting system, ample task lighting, and motorized window coverings provide adaptability for changing visual needs.



Materiality plays a central role in wellness and longevity. Organic finishes, low-VOC paints, slip-resistant flooring, and durable, low-maintenance surfaces promote hygiene, air quality, and long-term safety. Rounded countertop edges, lever-style handles, tempered safety glass, and reinforced walls—prepared for future grab-bar installations—ensure the home is as safe as it is sophisticated.



Accessibility is seamlessly integrated throughout the design. Zero-threshold transitions, wide turning radii, barrier-free circulation paths, and clear egress routes allow effortless movement. Multi-functional spaces and an ergonomic furniture layout provide flexible living arrangements, while thoughtful sightlines support supervision and ease of assistance when needed.



Energy efficiency and sustainability were paramount. The renovation incorporates LED lighting, sensor-controlled energy management, WaterSense-certified plumbing fixtures, high-efficiency HVAC systems, and underfloor radiant heating using low-energy hydronic loops. Existing appliances, millwork, and architectural elements were repurposed wherever possible to reduce waste, while future-proof wiring and smart home infrastructure minimize the need for later retrofits.
