Strategically situated at the confluence of the Love and Happiness Rivers in Kaohsiung, Qixian Residence emerges as a paradigm-shifting rent-only social housing typology. Distinguished by its rigorous adherence to Green Building, Intelligent Building, and Seismic-Resistant Labels, this development establishes a new benchmark for sustainable public rental housing, synthesizing social inclusivity, spatial comfort, and long-term community value without real estate speculation.

Form & Clarity

The architectural massing adopts a north-south orientation, featuring two towers. Prioritizing "Visual Justice," a strategic central void preserves view corridors for neighbors. At the ground plane, a porous lobby fosters seamless transitions between the anterior and posterior plazas, channeling cooling natural ventilation from the adjacent river into the urban fabric.

Programmatic Function

The design demonstrates rigorous organizational clarity. Subterranean levels (B1–B3) provide comprehensive vehicle parking and waste management facilities. The podium (Ground–3F) functions as a dynamic community nexus, hosting retail and 6,600 sqm of social welfare infrastructure. This hub integrates daycare centers, senior care services, community gyms, and co-working incubators, responding holistically to diverse demographic needs.

Residential & Resilience

A landscaped sky garden on the 4th level bridges the towers, acting as a biophilic transition to the private zone. The residential floors (4F–18F) accommodate 606 rental units. Setting a standard for post-pandemic sanitary resilience, the design implements "same-floor exhaust" and drainage systems to prevent vertical pathogen transmission. Bathrooms are strategically positioned at the perimeter to ensure direct access to natural light and air.

Sustainability

The project manifests as a "vertical forest." Passive strategies—including a light-hued thermal envelope, deep shading, and optimized orientation—are complemented by roof-mounted photovoltaics and rainwater harvesting. This biophilic approach not only mitigates the Urban Heat Island effect but cultivates a healthy, resilient ecosystem for intergenerational living.
